Alpharetta HVAC Maintenance and Seasonal Tune-Ups

Seasonal tune-ups for air conditioners, furnaces and heat pumps, with cleaning, readings and safety checks, finished with a written report of what we found.

A Tune-Up That Leaves a Record

Breakdowns tend to begin quietly. A capacitor slides out of spec. Algae builds in a condensate line. A flame rod picks up a film. A filter that looked fine at Easter is clogged by the Fourth of July. The thermostat shows none of it, yet a careful inspection at the right moment catches all of it. That is what seasonal upkeep is for: a cooling visit each spring ahead of the long, muggy months, and a heating visit each fall before the first cold snap. Every visit runs off the same checklist so nothing is skipped, and every visit ends with a written report. That report records the readings, what was cleaned, what was adjusted and which parts are showing wear. Should something need repair, the why and the cost are spelled out and you choose whether to handle it now or monitor it. After a few seasons, the stack of reports becomes a running history of your equipment, which is very handy when a repair-or-replace question finally arrives. Heat pump owners get both modes covered, and businesses can have visits booked around their hours.

What a Tune-Up Includes

Spring visits lean toward cooling and fall visits toward heat. The core items stay the same.

  • Coils

Condenser fins washed so heat can escape, indoor evaporator looked over for dirt and corrosion.

  • Drain cleaning

Condensate line flushed, drain pan looked over for rust, float cutoff tested so a clog cannot flood the closet.

  • Electrical

Capacitor values measured, contactor faces inspected, terminals snugged before any of them fail mid-summer.

  • Refrigerant numbers

Suction and liquid pressures and line temperatures logged to verify the charge looks right.

  • Airflow readings

Blower operation, filter condition and temperature split checked for proper air movement.

  • Burners and safeties

Fall visits look at burners, igniter, flame rod, flue and every safety switch on gas furnaces.

  • Fresh filter

A new filter slid in every visit, and a reminder of how often to swap it yourself in between.

  • Written report

A plain-language summary of readings, findings and recommendations that you keep.

How Maintenance Visits Run

  1. Pick the season

We set cooling visits for spring and heating visits for fall, at a daytime slot convenient for you on any of the seven days. Heat pump homes can do both modes in one visit if that is easier.

  2. Through the checklist

Item by item, inside and outside, our technician cleans, tests and records, flagging anything worn or reading off. Minor adjustments happen right then.

  3. Review the report

Before heading out, our technician goes over the written report with you line by line. Any recommended repair comes with its reason and price, and the next step is your call.

Reasons to Keep Seasonal Visits Going

  • A real checklist

The same items get checked every visit, so problems are caught early instead of missed.

  • Reports that build a history

Each written report adds to a record that makes future repair decisions easier.

  • No pressure

Recommendations come with reasons and prices. Whether to act on them is up to you.

  • Checklist every visit
  • Cooling and heating covered
  • Filter changed
  • Written report included
